I have only driven through Richmond, so can’t give a real opinion. As Virginia goes, stay away from the DC area. Very expensive and bad traffic.

North Carolina is a fast growing state, especially in and around Charlotte, but I haven’t spent much time there.

Dick Clark benefited from Payola scandals.

Rock and Rock was dying in the early 60s, in fact there were plenty of articles and reports stating that. The British bands changed that, not Dick Clark.

Hamtramck is a dump. It was bad 15 years ago, but I can’t say it’s improving. Lincoln Park has plenty of empty retail. I don’t know too much about the residential areas, but from what I have see it looks OK. Pontiac has been bad for at least 30 years and isn’t changing. Ferndale has really improved....

Agree about Atlanta, especially on the Perimeter. It’s almost Chicago level traffic. Only driven through Nashville, so can’t really comment, Virginia Beach seemed nice, but expensive. It’s still called Gratiot. The commercial district has certainly seen better days. There are some nicer prosperities along the river (take the cutoff from Busha Hwy). The stacker antennas (if it’s the one I am thinking of) are junk. A friend of mine replaced his old Channel Master with one, and reception was worse. Fewer channels and more dropouts.
